Redington Shores Yacht and Tennis Club Sales Report

Well the year is almost over and I thought I would create this Report on the Sales we had this year. First a little about Redington Shores Yacht and Tennis Club for those that are not familiar with the community.  Redington Shores Yacht and Tennis Club is a new Condominium community project completed in 2007, situated on a premier 24 acre site in Redington Shores, FL. Fronting beautiful Boca Ciega Bay, and just across the street from the Gulf of Mexico. One of the few Gated communities along Gulf Blvd. Redington Shores Yacht and Tennis Club consist of 124 Condominium units, and 69 Single Family build able lots. There are 4 condominium buildngs, Las Palmas, Las Flores, Las Brisas , and La Bahia. 96 Condo's are 3 Bedrooms 3 Baths with 1,995 square feet of living space, La Bahia's units are all 3 Bedrooms, 3/1 Baths, 3,020 square feet with a Media Room.  Penthouses occupy the top floors in Las Flores and Las Palmas at 4,000 square feet.  Some units and lot owners opted into purchasing boat slips, and cabanas where available for sale if you lived in one of the condominium buildings. Amenities include 2 lighted Tennis courts, 5 heated Pools with Jacuzzi and a Physical Fitness area with in the Club House.

Sales this year have been steady, a total of 9 Units were sold as compared to 12 that sold last year. We did have about 5 Short Sales last year which account for more units sold. This year we had 1 short sale and 1 bank owned.  Prices this year were much higher than last year. The short sale property that sold, sold for $420,000 this year as compared to last year prices averaging $350,000 for the short sales is an indication that prices in the Redington Shores Yacht and Tennis Club are rising.  

This  year on the 1,995 sq feet units, the average Listing Price was $487,117, the average sold price was $449,609, Average days on the market of 192 days. Last year the average Listing Price was $461,090, the average sold price was $411,150, Average days on the market of 177 days.  This year On the 3,020 sq ft units, average Listing Price was $742,833, the average sold price was $696,166, Average days on the market of 153 days.  Last year we only sold one 3,020 sq ft unit, Listed at $659,000 sold for $640,000 with in 74 days. A Penthouse listed for $1,250,000 sold for $1,125,000 and sold within 193 days.  

Currently a Penthouse is listed for sale for $1,790,000.  One 3,020 sqr ft listed at $975,000 and 6 of the 1,995 sq ft, with an average listing price of $590,133.

Vacant Land / Lots Sold in Redington Yacht and Tennis Club

Last year we had a few lots that where on the inter coastal and slightly larger sold. A total of 8 Lots averaging $130,224. This year we had 11 sold with an average price of $99,436.  This year decrease in price was do in part to several lots being sold at auction to the lowest bidder. Currently there are 5 Lots for sale with prices starting at $104,500 and two on the canal starting at $190,000.

Future Outlook

I believe short sales and bank owned properties in Redington Yacht and Tennis Club will be a thing of the past.  Most recent sales have been mainly from cash buyers and financing has been minimal.  We are going into the high season starting in January 2013 and now is the best time to buy if you are in the market to purchase.  Prices will not go to what they were in 2011 and we will notice prices holding steady and slightly higher as time goes by.
